Because it stays flexible, it expands and contracts with the roof instead of cracking, which is what keeps the seal watertight through Louisiana heat and cold snaps.

It is not a substitute for shingles on a steep-slope shingle roof — if that's what you have, we'll tell you straight and quote the right fix instead.
It depends on the product, the film thickness and the condition of the roof underneath. A properly prepped roof coated at full spec — typically a 10 to 20 mil dry film, often in two coats — generally gives you many years of service, and it can be recoated later without a tear-off. Your written quote spells out the system, the number of coats and the manufacturer's warranty terms.
Usually yes, when the deck underneath is still sound. The coating bridges pinholes, seams, fastener heads and hairline cracks and seals them under one continuous membrane. If we find wet insulation or rotted decking during the free inspection, that gets repaired first — coating over rot just hides the problem, and we won't do it.
A bright white or reflective elastic coating reflects a large share of the sun's energy instead of absorbing it, so the roof surface runs cooler and less heat pushes into the building.
